What are Yoran Properties LLC’s 4 Core Property Standards?

As a PROPERTY MANAGER, you play a big role in creating a memorable vacation for our clients. Happy clients mean 5-star reviews, and 5-star reviews mean more bookings for your owners, and more business for you. Managing rental properties is very different than typical cleaning and maintenance requirements, so it’s important that you know exactly what renters expect from.

Thankfully, what guests are looking for in every property are a set of relatively simple standards that apply to any size or type of property. Every Evolve property should be:

SAFE

Providing renters with a safe and secure home should be your top priority. The property also needs to be compliant with local fire and safety regulations, and equipped with functional carbon monoxide and smoke detectors.

CLEAN

The rental needs to be cleaned to a professional standard before guests arrive, every time. The number one cause of guest complaints is typically cleanliness. The best way to keep your home spotless  is by performing regular post-stay cleans, pre-stay walkthroughs, and semi-annual deep cleans.

At minimum, the rental property needs to be: 

  • Free of dirt, debris, mold, pests (rodents and/or insects), reasonable care should be paid to the yard/property and its upkeep. All leftover food from the fridge should be removed.

  • Towels and linens are clean and fresh.

  • Deep cleans should be conducted at least twice a year.
     

LEASE READY

First impressions are vital. The rental should be ready for guests to enjoy at arrival and throughout their stay. Before every check-in, we ask that you do a walkthrough to ensure every aspect of the property is set. 

The rental property needs to be: 

  • Ready for renter arrival upon the designated check-in time.

  • Guests will be able to enter the home easily (please take into consideration lock codes, lock boxes, snow removal, etc.)

  • All appliances and amenities are safe and in proper working order

 

AS ADVERTISED

Renters expect to arrive at a rental that looks like the online advertisement. Avoid surprises by making sure the listing photos and property description always match the current decor and amenities the home offers. 

Every home should: 

  • Match the pictures and description on the online listing

  • All listing photos, property description (including community amenities, distance to attractions, accessibility, etc.) match the current description of the property
     

None of these standards are difficult to achieve in themselves, but consistency is key. It’s part of your responsibility to ensure each and every renter enjoys a property that is safe, clean, ready, and as advertised.

Please feel free to edit and use these checklists to suit the specific properties you service. While you likely already have checklists that you use, we encourage you to use these as tools when working with your homeowner to ensure you’re all on the same page about how to ensure the home is always ready for guests and in top condition.
